When building a new home there is no ‘one size fits all’ formula. There are many things to consider to achieve a successful outcome.

Two of the biggest considerations are the location and budget. The block of land needs to be thoroughly investigated, to determine the orientation, setbacks, aspect, and most importantly what lies beneath the surface, the soil type. If you have a budget to work to, these two factors are key parameters around the design.

Sloping blocks and difficult sites generally cost more to build on, and if there is rock beneath costs can increase significantly with excavation. For limited budgets, building a home on stumps may be a good option to maximse your budget. A drawback here is the home becomes elevated as the land drops away, losing connectivity to the natural ground levels. In these situations we can find a balance of slab on ground and stumps, limiting the amount of excavation while working with the natural contours of the land. With larger budgets, excavation, retaining, and split levels can maximise design opportunities. For peace of mind we can assist you with an onsite consultation before you settle on the land.

It is really important to consider what it is you want from your new home. What is your lifestyle? What stage of life are you in… young family, down sizers,  looking to retire? What style do you like… traditional… contemporary? How may bedrooms & bathrooms? Split levels? Any specific requirements?

As the design evolves we use design modelling to walk through projects identifying risks and opportunities, and with your input and feedback we can comfortably push the design to the next level while keeping within the specified budget.

Our clients were not interested in the typical ‘white and bright’ finish you typically find on the Sunshine Coast, instead the exact opposite! It was a pleasure seeing the vision evolve and the end result is amazing with a big emphasis on dark and textures finishes with warm lighting used in interesting applications.

Dickey Beach

This custom designed home has some very unique features including honed and polished concrete slabs throughout including the wet areas, square set plasterboard against the slab with no skirting boards, and much forethought has gone into using non toxic materials to ensure this is a really healthy home to live in. 


The new home encompasses beautiful light open spaces and a well proportioned layout. Glimpses of the lush landscaping are seen throughout the home really connecting it to it’s surroundings and the high ceilings, doors and generous floor plan give a feeling of luxury and style.

Valdora View

We worked closely with our clients to design and construct this new residence and secondary dwelling on their sloping block in Valdora, maximising the functionality and features of this challenging site while adhering to a set budget. A long sweeping driveway gently curves up the block to a double garage, and a detached cottage sits adjacent as a retreat that’s completely separate to the house. The main house sits slightly above split on both concrete slab and elevated timber floors on stumps, improving the elevation and views while keeping the floor level uniform throughout. The master bedroom opens outside to a private garden overlooking a natural pond, and the main kitchen, dining and deck has expansive views north capturing light and breezes that will flow through the house. 2x  22,500 water tanks were installed below ground into the rock beneath creating a flat lawn area for the kids.
